Allianz Real Estate - A worldwide leading asset and investment manager.

The total investment volume will increase from the current 17 billion to 30 billion euros. With this, the share of real estate in the Allianz investment portfolio will increase from the current four percent to six percent. This makes Allianz Real Estate one of the leading real estate investment and asset management companies worldwide.
Yet the real estate portfolio will not only be significantly increased – Allianz Real Estate will also adapt itself strategically and from an organisational viewpoint to meet the requirements of Allianz investors in best possible way. The objective is to develop and manage a globally diversified portfolio. Hereby focus will be on worldwide direct and indirect real estate investments.
Think global - act local
The global investments and the international company structure require an overall strategy and centralised control yet, at the same time, local presence in the key markets of the future. Allianz Real Estate, therefore, comprises of a strategic holding company based in Munich and Paris with national subsidiaries which are responsible for the operative implementation of the real estate investments in the worldwide target markets. Allianz Real Estate employs ca. 450 real estate specialists.

"With our holding company we are able to accommodate the requirements of the different Allianz investors in the best way possible and implement these with tailor-made solutions. The subsidiaries secure a close proximity to the individual markets and to our customers. This structure enables us to quickly acquire suitable investments for the portfolio, manage the real estate locally and then sell this at the best time."
With Allianz Real Estate Germany and Allianz Real Estate France, two subsidiaries have already assumed the task of operative investment and asset manager. Allianz Real Estate Germany is responsible for the markets in Germany, Austria, Switzerland, Eastern Europe and Scandinavia and Allianz Real Estate France oversees the French market and the Benelux countries. Further companies and structures of this
kind are gradually being developed. A smaller unit in Singapore oversees the real estate markets in Asia.
Active Buy-Manage-Sell strategy
In the future Allianz Real Estate will focus on a worldwide professional portfolio management as part of an active Buy-Manage-Sell strategy. All real estate will be continuously assessed and analysed, from the entire Allianz portfolio to the individual properties.
The assessments, with intensive property and market analyses, will incorporate not only potential and risks but also sector trends. With the implementation of this Buy-Manage-Sell strategy, Allianz Real Estate will secure itself the target performance - from acquisition to the control of revenue and expenses in its properties to sales.
Allianz Real Estate is successful particularly with the broad diversification of its real estate portfolio – with regards to direct and indirect investments, worldwide distribution and various utilisation types. In markets such as North America and Asia in which the company wants to continuously develop its experience, Allianz Real Estate prefers indirect investments through joint ventures or funds investments for example investments in prominent office properties in Boston and New York. The company will also concentrate on indirect investments in special utilisation types for example logistics properties. Focus on direct real estate investments is particularly within the Euro zone. Besides office properties, retail trade properties will also move more into focus, in the future. Residential property will also continue to remain in the portfolio.
Professional management team
The ambitious targets of Allianz Real Estate are implemented by Olivier Piani and a professional and internationally orientated management team. In management Piani is supported by Alexander Gebauer (COO Chief Operations Officer), Michaela Eder von Grafenstein (CRO Chief Risk Officer), Dr. Kay Müller (CFO Chef Finance Officer) and the directors of the national Allianz Real Estate companies Stefan Brendgen (Allianz Real Estate Germany) and Olivier Wigniolle (Allianz Real Estate France). Further real estate experts focus on: investment strategy, indirect investments, research, strategic portfolio management and risk management.
