Allianz Real Estate Asia-Pacific activities are based out of Singapore with offices in Shanghai and Tokyo. The team led by Rushabh Desai is looking to expand the Asian allocation to 10% of the global real estate assets under management. In focus are direct real estate investments, joint ventures, fund investments and club deals across key markets like China, India, South East Asia, Australia, Japan, and the Tiger Economies.

Asia-Pacific offers strong secular consumption growth supporting stable real estate demand. Economies within the region operate at varied pace, presenting distinct opportunities for a diversified play.

Allianz Real Estate North & Central Europe oversees a real estate portfolio with a market value of €14.3bn. The portfolio is diversified both by product type and regionally - with a major focus on Germany and approximately 25% allocated to other markets. The region mainly pursues a core investment strategy, focusing on office and retail assets in metropolitan areas and capital cities of the region it covers. However, the aim is to actively create value – by selectively pursuing manage to core investment opportunities and performing redevelopment and refurbishment strategies within the existing asset portfolio. Investments are executed both as direct acquisition with full ownership as well as joint venture structures with partners.

The team is spread across seven offices and focus on operational portfolio management, real estate investment management (including acquisition and selective dispositions), commercial and technical asset management, technical management and legal support.

Our real estate experts in four different locations manage a well-diversified portfolio around the economic main centers Basel, Bern, Geneva, Lausanne and Zurich. Over two thirds of the Swiss portfolio is invested in residential assets, and the remaining share is allocated to office use. Launched in 2011, Allianz Real Estate´s European Debt portfolio is on course for growth. It targets pan-European opportunities with a focus on floating and fixed-rate maturities ranging from 5 to 20 years. The investment portfolio is diversified both geographically and with respect to asset classes. The deep knowledge and understanding of real estate accumulated through Allianz Real Estate´s equity exposure and investment activities enables the multi-functional team to work in partnership with borrowers, providing real estate expertise as well as financing. Allianz  holds large ticket sizes and keeps 100% of the loan on-book with no obligation to syndicate.

Indirect property investment offers an alternative route in to the property and real estate investment arena and contributes greatly to a balanced property portfolio. The increasing level of investment complexity driven by the growing range of investment structures, tax and regulatory regimes requires a specialist team to identify and manage our suite of indirect investments. We invest with partners around the world through funds and co-investments to access regions and asset classes outside our main areas of expertise, such as Student Housing or Opportunistic strategies.  Working with partners through funds enables Allianz Real Estate to access geographies and asset classes where specialty knowledge is required.
