Alongside its insurance businesses, Allianz is one of the world´s leading global investors. 

 

At the end of 2016, the Allianz Group managed an investment portfolio amounting to €653bn with real estate representing the largest of the alternative asset classes. Allianz Real Estate develops and executes Allianz's global real estate portfolio on behalf of around 40 of the Group's insurance companies.

We invest in direct and indirect real estate worldwide and originate longer term senior commercial real estate loans in Europe and U.S.

Direct equity

The foundations of Allianz’s real estate portfolio lie in equity. Our historic focus has been on Core and Core+ office, retail and residential properties across Europe.  We have a growing portfolio of these investments in the U.S. and the Asia Pacific region and have recently expanded into direct Value Add across Europe.

    We invest with partners around the world through funds and co-investments to access regions and asset classes outside our main areas of expertise, such as China, Logistics or Opportunistic strategies.

    Debt

    Debt is an established and fast growing business line at Allianz. Our debt business is currently focused on Europe and the U.S. In the U.S. we hold a portfolio of €10bn and have been established for more than 30 years. Our award winning European Debt business was launched in 2011 and reached €6bn by the end of 2017.

      Our investment approach

      Allianz Real Estate is a long term investor focusing on Core to Value Add opportunities. We consider equity and debt opportunities in the same light and target properties in core markets that offer unlevered returns of 4-6% with a low to moderate risk profile. 

      Our holistic approach to the markets, our broad diversification strategy, our organizational structure and our ability to develop and execute complex deal structures enable us to constantly identify new opportunities and develop long term partnerships. 

      We are in a position to make the most of the different opportunities presented by an investment. Not just by asset class, but on a global, regional and national level and by differentiating between direct and indirect investments and real estate financing.
